Housing Repairs & Maintenance Service focuses on delivering good quality repairs to a large variety of different types of properties amongst our 27,500 homes for residents and leaseholders. You’ll work within teams of dedicated construction professionals in the delivery of minor and major repairs to residential properties across the city.
All the roles require commitment, accountability, and a can-do attitude, where going the extra mile is normal practise. We are always looking for continuous improvement in our delivery of this essential service, working within dedicated timelines and budgets. The role is varied, fast paced, challenging, rewarding and delivers job and customer satisfaction.
Experience of surveying to carry out improvements to residential property is required and experience of working within social housing would be beneficial.
Whilst we are recruiting to specific positions there are three areas of the service that the Repairs Surveyor role can work within. If future demand and priorities change, you may be required to work across any of these.
Repairs Surveyor - Responsive Repairs
We are seeking to employ an enthusiastic and motivated building surveyor to join our responsive repairs team. Within this role you will attend daily inspections to assess, oversee and manage the day-to-day response repairs that are reported and provide technical support from inception to completion in order to manage the end-to-end repairs process service and expectations for our residents and leaseholders. This will include resolving any issues that could happen pre, during and post works being completed, to ensure a high standard is achieved to meet our customer’s needs. You will work with our internal trade teams and a range of external contractors from general building to specialists.
The scope of works you will come across daily can include, but not limited to, the following items – repairing the roof, windows and/or door replacement, internal decorations, bathroom/kitchen repairs, managing asbestos removals, mould/ventilation issues, damp & timber treatments, concrete and balcony repairs, works to the curtilage of the property or of blocks, on occasion involving working at height. You will ensure that work is carried out to BCC standards, specification, and timescales, ensuring quality and value for money. As a surveyor you will inspect work at key stages through to practical completion and record all outcomes.

Repairs Surveyor – Void
We also have exciting opportunities surveying within our voids department, you’ll need to be proactive with good organisation skills to join our team.
You will play a key role in inspecting and assessing required works in empty council properties. You will oversee works from start to completion, liaising with in house teams and contractors to bring our properties back up to our void standard.
Key responsibilities will include, specification of full renovation works, raising work orders, managing multiple projects, overseeing contractors, monitoring KPIs, quality control, organising asbestos removal, managing health and safety on site and following up issues with tenants to ensure our customer satisfaction remains high.

Repairs Surveyor – Disrepair
We are seeking to employ an enthusiastic and motivated housing disrepair surveyor. This role requires a good understanding of building pathology, especially when related to hazards, defects and their causes. The successful candidate should be methodical and enquiring.
All allegations must be assessed by the surveyor in relation to BCC’s repair obligations. This will involve researching the history of the response records and contact logs and attending property inspections to form a decision on the validity of a legal claim. The surveyor will be responsible for ordering any works and monitoring the works progress from start to completion.
The situations surrounding disrepair claims can be numerous. You will inspect a property, write a report, take photographic evidence, and compile a witness statement to a standard expected by the courts. You will manage repair works from inception through to completion. You will occasionally be required to attend court and give evidence under oath, of your findings. An understanding of the Disrepair protocol would be an advantage, however training will be provided.
You will gather all evidence from a property to enabling us to deal with the claim firstly through BCC’s complaints procedures. Your opinions will be fundamental in deciding our stance in relation to defending or settling a claim.
